Project Overview
In 2024, the Town of Saugeen Shores received federal funding from the Housing Accelerator Fund program as well as Bruce Power SEED Funding to launch a pre-approved housing design program.
The Town, in collaboration with Invizij Architects and Tim Welch Consulting, have developed preliminary designs for the program. The Housing Designs Program will provide pre-approved designs including, final renderings, floor plan layouts and key building details for additional residential units and other low-rise housing (duplex, triplex, and fourplex). This information offers a head start for homeowners, builders and municipalities in their planning review by providing pre-approved plans.
Important components in the development of the project include:
- Zoning By-law review
- Public consultation and engagement
- Mapping exercise
By focusing on these key components, the pre-approved designs will ensure compatibility with the Town’s character and small-town feel, while adhering to the Town’s Zoning By-law regulations and accommodating the lot sizes mapped throughout Saugeen Shores. This approach not only preserves the community’s character but also removes barriers from the development process, streamlining development review timelines.
Additional Residential Units (ARUs)
Additional Residential Units (ARUs) are residential units that are added to existing residential properties both internal and external to the home. Changes by the province over the past several years has made this type of housing “as of right” meaning almost any residential lot can at least one of these units.
Over the past several years, the Town has approved approximately 60 ARUs across the community, most of which have been attached or internal conversions (basement apartments). These have been largely built without issue or negative impact on neighbouring properties or surrounding neighbourhoods. An important component of this project is to increase awareness and educate residents about the program and their ability to build ARUs on their own properties.
Duplex, Triplex, and Fourplex
Most homeowners are less likely to build duplexes, triplexes and fourplexes but vacant lots and new development are ideal candidates for this type of construction. Exploring how these types of homes could be thoughtfully integrated into different areas of the town is an important part of this project.
